Residents are responsible for routine care including mowing, weeding, and pruning.

• Grass Height: Must not exceed 12 inches per Fairfax County code.

• Yard Waste: Recyclable during Saturday pick-up. Use paper bags or reusable containers.

  Note: Do not deposit yard waste in common cluster areas or parkland.

• Approvals: Tree removal or significant exterior alterations require Reston Association approval.

Dogs

• Must be kept on a leash at all times in common areas.
• Owners must promptly clean up solid pet waste and dispose of it in trash receptacles.

Wildlife Awareness

Be vigilant of raccoons and foxes active after dark. Ensure outdoor pets do not disturb neighbors.

• Noise Ordinance: Music or television should not be audible across property lines between 11:00 PM and 7:00 AM.

For Drivers: Maintain cautious speeds on Bentana Way and Park Overlook Drive. Always check behind your vehicle before backing out of driveways.

Bentana Woods Cluster provides private assigned bays and shared visitor parking. To ensure fair access, emergency vehicle passage, and pedestrian safety, the following rules are strictly enforced:

• Assigned Resident Parking: Numbered parking spaces correspond to cluster house addresses. Each household is allocated reserved stalls. Parking in another resident's numbered stall without express written permission is strictly prohibited.
• Visitor Parking (Unmarked Spaces): Unmarked bays are reserved for legitimate visitors and temporary guests. Permanent resident vehicle storage in visitor stalls is prohibited. A strict 72-hour maximum continuous parking limit applies to all visitor spaces.
• Commercial & Recreational Vehicles: Commercial vehicles over 2.5 tons, work vans with exterior ladder racks, construction trailers, boats, jet skis, campers, RVs, and unregistered or inoperable vehicles are prohibited from parking within cluster bays or common roadways.
• Maintenance Relocations: During scheduled roadway asphalt maintenance, sealcoating, or major snow clearance, all vehicles must be relocated to North Shore Drive by posted deadlines. Remaining vehicles are subject to immediate towing at owner's expense.
• Towing & Blocked Space Protocol: Vehicles parked in fire lanes, blocking trash receptacles, or occupying an assigned bay without authorization may be towed. If an unauthorized vehicle is occupying your assigned space, notify the Board at bwcahoaboard@gmail.com.
