Welcome to the neighborhood! Here are the 6 essential administrative and operational items every new resident should complete upon arrival:
Every home in Bentana Woods has its own individual mailbox mounted on the house, and USPS carriers deliver directly to your front entrance. There are no central kiosks or postal key pick-ups required. If you replace or refresh your mailbox, cluster architectural guidelines require that colors be black, bronze, painted the trim color, or painted the same color as the siding on which it is hung.
Each townhome is allocated reserved parking stalls marked with your house number stenciled on the curb or asphalt. All unmarked bays are designated for temporary visitor parking only (subject to a 72-hour maximum stay). Never park in a numbered bay assigned to another resident.
Weekly pickup is Tuesday & Friday for trash, and Wednesday for single-stream recycling. All refuse must be in heavy-duty rigid containers with secure lids to prevent nocturnal woodland wildlife foraging. Staging opens after sunset (6:00 PM) the night before; cans must be retrieved by 8:00 PM pickup day.
Cluster assessments are $450.00 quarterly ($1,800.00/yr). We recommend setting up automated recurring bill-pay with your bank, payable to Bentana Woods Cluster Association and mailed to: BWCA Treasurer, 1604 Park Overlook Drive, Reston, VA 20190. Note your cluster house number on the check memo line.
As a BWCA resident, you are a member of Reston Association with full access to 15 seasonal swimming pools, 52 tennis/pickleball courts, community gardens, and pavilion rentals. Register your household and obtain recreation passes through the Reston Association Member Portal or at RA Headquarters (12001 Sunrise Valley Dr).

To preserve architectural harmony and property values across our cluster, all exterior alterations visible from common ground—including paint color changes, window/door replacements, deck staining, roofing, and fence additions—are governed by the Reston Association DRB and BWCA Cluster Standards.
